THE COMMISSION
Entrust us with the creative direction of your home. From the Living Brief to Architecture & Interiors and Décor & Touch, an understanding of you guides every decision.
From the first conversation. To the last detail.
We discover what matters to you, give it architectural form, and carry it through to the details you live with.
The Living Brief
Seven conversations explore your life, values and ambitions, forming a shared point of reference for the design decisions ahead.
Creation of heartbeatArchitecture & Interiors
The brief takes spatial form. Architecture, interiors and outdoor spaces are developed together, with each decision considered for its place in the whole.
Shape of beingDécor & Touch
Furniture, art, objects and sensory details bring the design into daily life, with selections guided by personal meaning as well as their place in the composition.
The first breath
THE LIVING BRIEF
The best time to begin is before the first line.
Before a drawing begins to settle decisions, there is room to question what the home needs to make possible. This is the time to explore your priorities, give uncertain wishes a language, and consider how your life might change.
Through seven conversations, Borhan brings those discoveries into a shared brief. You can recognise yourself in it, question his interpretation, and help refine the direction before it takes architectural form.
The Living Brief becomes a reference throughout the commission, a way to assess each decision against the life the home is intended to support.
A foundational brief of fifty pages.
An authored document bringing together imagery, atmosphere, references and guiding principles, giving the design team a shared understanding of what matters to you and why.
Seven conversations. One life.
Seven conversations explore where you have come from, how you live and what lies ahead. You need not arrive with every answer.

ARCHITECTURE & INTERIORS
Understanding becomes architecture.
The Living Brief meets the site: its light, views, orientation and constraints. Together, they shape the home’s spaces and the relationships between them.
Architecture, interiors and outdoor living develop as one composition. Materials, joinery and lighting intent let you understand how the home will feel and function before it is built.
A complete 3D model
Explore the home’s proportions, connections and atmosphere before it exists, and take part in decisions with greater clarity.
A design intent tender set
Plans, elevations, sections, interior elevations, joinery, materials and schedules communicate the creative intent for pricing and further technical development.
Your appointed local architectural firm develops the documentation required for local approvals, compliance and construction, working from that design intent.
One home. One composition.
Architecture, interiors and outdoors serve the same life. We consider them together, then safeguard the creative intent through the decisions that bring the home into being.

DÉCOR & TOUCH
Down to the things you feel before you notice.
The fragrance that greets you. Linen at the end of the day. A curtain softening morning light. These quiet encounters deserve as much care as the home’s most visible features.
We choose for how you wish to live and feel: linen for its touch, curtains for their weight and fall, fragrance for the atmosphere you return to.
Borhan seeks makers abroad and commissions bespoke pieces where needed. From furniture and art to everyday tableware, we carry that care through the agreed selections and final placement.
We add no markup to purchases. Trade benefits are normally shared equally, with our share disclosed before purchase and the arrangement recorded in your agreement. Any other supplier commissions or incentives are also disclosed before purchase approval.
Your home, complete.
The agreed furnishings, objects and sensory details sourced, installed and arranged. Linen selected, curtains hung, your home prepared for arrival.

“A true home must know you. It must hold you. Restore you. Reflect the essence of who you are. That is the only home worth building.”
